A Review of the Real Estate Market of Kazakhstan
High economic development rates in Kazakhstan, a growth of GDP and business activity, stable growth of the population's revenues, and development of mortgage loans by second-tier banks – all factors have lately become determining factors in the development of Kazakhstan's real estate market.
The state programme on the development of housing construction of the Republic of Kazakhstan for 2005 – 2007 prioritises a stable growth rate of housing construction. The overall investment amount in the real estate market in the country has grown more than three times within the last three years. 5,041,000 square metres of housing was commissioned in 2005, or by 184.2 % more than in 2003. A total of 5,110,000 square metres is expected in 2006, while in 2007 the plan is to commission 5,680,000 square metres of housing. As compared with 2004, the cost of one square metre has doubled from January to December. The price for prestigious land plots in the southern part of Almaty is growing steadily. The general growth trend also affects the commercial real estate market. The demand for all kinds of commercial real estate is continuously growing. The highest demand is for purchase or rent of big office premises and trade real estate, production premises and warehouses.
The surplus growth of the price for one square metre of real estate in 2005 was about 44%. As compared with 2004, the cost of one square metre has almost doubled. In January through February 2006, the average cost of one square metre in Almaty has grown by 4.2%. The housing rent market has also witnessed a higher supply. Overall, a 10% growth affected 1-4-room apartments. The cost of apartment rent has grown by 2.25% on average. The booming market development will continue in the nearest future.

KazRealty 2006 Results
- 86 % of exhibitors said that specialisation of visitors met their expectations;
- 36 % of exhibitors signed contracts during the exhibition;
- 86 % of exhibitors plan to receive feedback from the exhibition within the next 1-3 months;
- 59 % of exhibitors noted in their questionnaires that they made 10 to 50 contacts a day, 14 % - 50 to 100 contacts. Notably, 9 % of exhibitors made more than 500 contacts a day.
In total, 50 companies from Bulgaria, Spain, Kazakhstan, United Arab Emirates, Russia and the United States took part in the exhibition
